A hotel website: rooms available on the right dates, not a gallery of interiors

A guest comes to a hotel website with specific dates and a specific number of people. If the page answers with beautiful photos and a “leave a request” form, they go back to the booking platform — there they can see what is available and book straight away. Direct bookings start where the site answers the same question just as well: availability on the dates, the price for this season and clear cancellation terms.

Situations where this service delivers results

Scenario 1 of 4

A hotel that lives on booking platforms

Booking and similar platforms bring a flow of guests, but take a commission on every booking and keep the guest as their own. Your own channel does not replace them, but it reduces the dependence.

We'll review your situation in a free audit
What's included

Complete list of work and what you get as a result

  • rooms with photos, capacity, amenities and the price per night
  • an availability check for the selected dates and number of guests
  • booking with confirmation for the guest and a notification for the administrator
  • seasonal prices and a minimum length of stay for the periods you need
  • clear cancellation terms set out before payment, not in small print
  • online prepayment, if you need it
  • a page with directions, parking and what is nearby
  • hotel and local business markup, so search engines can see the address, prices and amenities
  • handover with a description of how to change prices and availability and close dates
When this service isn't right

What's not included — so there are no surprises at delivery

  • the administrator's work after a booking is received
  • photographing rooms and grounds
  • arrangements with booking platforms and managing them
  • promises of occupancy or search positions
  • replacing your hotel management system, if you use one

A free review of your task

We look at what decides things in this niche: whether guests can see availability, whether the price for their dates is clear and whether they can book without calling.

What we measure

  • Whether availability by date is visibleThis is the main difference between a hotel website and a business-card site. Without it, guests go to a platform where the answer is there immediately.
  • How prices are shownOne price for the whole year or a “from” price without explanation creates a gap between expectation and the bill. We look at how to describe seasonality clearly.
  • How the calendar is keptA spreadsheet, a hotel management system or a platform. This determines where the site will take availability from and whether double bookings are possible.
  • Whether the cancellation terms are clearThe most common cause of conflicts. The terms should be visible before payment, not after it.
  • How heavy the photo pages areRoom galleries are the heaviest part of a hotel website. This is exactly where it starts to slow down on mobile internet.
  • Technical condition of the existing siteResponse speed, structured data, canonical URLs, breadcrumb markup — the same things we measured on sites in this niche.

What you get

  • a list of what drives direct bookings in the niche, with the reasons explained
  • a proposed site structure for your rooms and seasons
  • an estimate of the work broken down by stage
  • an honest answer on whether you need online booking

Timeline: 2–4 working days

Why is it free

A site for a five-room guesthouse and a site for a hotel with seasonal prices and online payment differ in scope several times over. Without a review, any figure would be guesswork.

What affects the price

Why two seemingly identical tasks are priced differently

  • Whether an availability check is neededA booking request is simple. Showing real availability by date requires a source of occupancy data and check-in rules.
  • Seasonal pricingOne price for the year is quick to build. Seasons, holidays, minimum length of stay and discounts for longer stays are separate calculation logic.
  • Online paymentPrepayment on the site adds a payment system, handling of failed payments and refunds on cancellation — a noticeable part of the work.
  • Where the calendar comes fromIf there is a hotel management system, the site should take availability from it. If not, you need your own calendar, and someone has to keep it.
  • Number of room typesFive rooms make a simple list. Several categories with different capacity and amenities mean structure and filters.
  • Volume of photosIn this niche photos sell, but they are also what makes a site slow. Preparing images is a separate stage that should not be skipped.
Process steps

Transparent stages with approval at every step

Total duration:20–55 days

  1. Reviewing the task

    2–4 working days

We look at how the calendar is kept, how prices are structured and what is happening with direct bookings now. The result is a site structure and an estimate.

  2. Room and price structure

    3–7 working days

We design the room cards, seasonal rules, the minimum length of stay and cancellation terms.

  3. Building the site

    10–28 working days

We build the homepage, room pages with galleries and a page with directions and what is nearby. We work separately on how fast the photos load.

  4. Availability and booking

    5–15 working days

We set up the date availability check, a booking form with confirmation and, if needed, online prepayment.

  5. Local visibility

    2–4 working days

We add hotel and local business markup with the address, amenities and prices, and check the data against the profile on maps.

  6. Launch and handover

    1–3 working days

We roll out the site, check the first bookings and hand over instructions for changing prices and closing dates. After that the 30-day warranty applies from the date the acceptance act is signed.

Tasks and results in numbers — all metrics measured by us

a sample of 7 Ukrainian websites in the “hotel” niche

Task
Find out what state the sites in the hotel niche are actually in, rather than what their owners say: the technical base, measurement and site size.
Solution
An external measurement with no access to anyone's admin panels: time to first response as the median of several measurements, the catalog from the sitemap with duplicate URLs removed, counters in the homepage HTML, the PHP version from the headers, hreflang, TLS, robots.txt and the canonical URL.
Result
Measured on 17 September 2026: 7 Ukrainian websites in the “hotel” niche were checked. 6 of 7 have no breadcrumb markup; 4 of 7 have no local business markup; 2 of 7 have no structured data; 2 of 7 have no analytics counter on the homepage. Median first response time: 237.1 ms; median sitemap size: 84 URLs.
What we need from you

We can't start without this — best to prepare in advance

  1. a list of rooms with capacity, amenities and photos
  2. prices, including seasonal ones, and the minimum length of stay
  3. how the occupancy calendar is kept now
  4. cancellation and prepayment terms
  5. whether there is a hotel management system and whether the site can integrate with it
  6. who on your side accepts the work

If something is missing — let us know, we'll help you gather it or do it as a separate task.

FAQ

Most frequently asked questions — with concrete answers

Can we drop the booking platforms after the site launches?

It is not worth it, and we advise against it. Platforms bring a flow of new guests you would not find on your own. The sensible order is different: the site becomes the main channel for those who already know you and come back, while the platforms remain the source of first visits. Then you pay commission not on everyone, only on new guests.

What if our calendar is kept in a spreadsheet?

You can leave it that way and take availability from it, if the spreadsheet is kept carefully. But you need to decide in advance what happens when a booking comes from the site and by phone at the same time: without this rule, double bookings are only a matter of time. That is exactly what we look at during the review.

Do we need online payment?

It depends on how many cancellations you have. Prepayment disciplines guests and reduces no-shows, but adds work with refunds. For a small guesthouse, booking with confirmation and payment on arrival is often enough — and we will say so directly rather than sell you a payment system by default.

How should seasonal prices be shown?

In a way that lets guests see the price for their own dates, not a “from” price in small print. A gap between expectation and the actual bill is the fastest way to lose a booking at the confirmation stage and get a negative review on the platform.

Do you guarantee more bookings?

No. The site removes an obstacle for those who have already chosen your hotel or are looking for something in your area. But occupancy depends on the season, location, prices and reviews, and promising figures here would be dishonest.

How long does development take?

21 to 57 working days. Most of the time goes into availability by date and pricing rules — they are exactly what sets a hotel website apart from an ordinary company site. We give the exact timeline after the review.

Where should the cancellation terms go?

Before payment, at the moment of booking, in plain language. This is not a legal formality but a way to avoid conflict: a guest who learns after canceling that the prepayment is non-refundable leaves a review that costs more than the amount itself.

Who owns the site after the work?

You do. The property rights to the code, design and materials pass to the client after full payment, and the result is handed over under an acceptance act. The domain, hosting and analytics are registered in your name from the very start.

  • We work under a contract

There is no price list on the site on purpose: the same work differs several times over between two clients, and a “from” figure explains nothing in that case. First a free audit — we count your pages, duplicates and speed — then we name the sum and the deadline and fix both in the contract.
