Advertising new-build property: an enquiry here starts a six-month conversation, not a sale

Nobody buys an apartment on the first click. People spend months comparing developments, visiting show flats, working out the mortgage and talking it over with family. Measuring property advertising by the number of enquiries is like measuring a book by its weight: there is a figure, but little meaning in it. We build campaigns so that what you see is not “how many enquiries” but what an enquiry costs for each development and what happened to it next — did it reach a viewing or die on the first call.

What's included

Complete list of work and what you get as a result

  • queries split by intent: a specific development, a district, a floor plan, price, mortgage
  • separate campaigns for developments with different prices and completion dates, not one shared budget
  • negative keywords for rentals and the resale market — in this niche they eat the budget faster than anything else
  • call measurement, because only a handful fill in a form while everyone phones
  • enquiries passed into your system tagged with where they came from
  • returning to people who already viewed a development — the cycle is long, one touch is not enough
  • a report on cost per enquiry for each development separately, not averaged across the portfolio
  • an agreement on what counts as an enquiry before launch, not after the first report
When this service isn't right

What's not included — so there are no surprises at delivery

  • promises about the number of apartments sold
  • a guaranteed cost per enquiry or cost per click
  • rebuilding the site and landing pages — adjacent work with its own estimate
  • the work of the sales team once an enquiry has been handed over
  • promises of positions in unpaid search results
Who it's for

Situations where this service delivers results

Scenario 1 of 4

A developer with several phases

The first phase completes in a month, the third in two years. Those are different buyers with different fears, and putting them in one campaign means paying for the confusion.

We'll review your situation in a free audit
Free review of the niche and measurement

We look not at campaigns but at whether it will be possible at all to tell whether the advertising worked.

What we measure

  • Whether calls are measuredThe central question in this niche. If they are not, advertising will look unprofitable whatever the settings — simply because the result is invisible.
  • Where the ads leadA development page with floor plans and prices, or the developer's homepage. That difference affects the result more than any campaign setting.
  • Floor plans and prices on the siteWith no prices there will be more enquiries and worse ones: half will drop off on the first call once they hear the range.
  • How many developments and phasesThis sets the campaign structure and the budget. One development and five phases with different completion dates are tasks of different complexity.
  • Who handles enquiriesAdvertising gets a person as far as the call. If the call is answered an hour later, the money is wasted — and that is not a settings problem.
  • Whether there is somewhere to store enquiriesWithout a system that keeps the path from click to contract, the link between advertising and a sale six months later simply cannot be reconstructed.

What you get

  • an answer on whether the result can be measured with your current tooling
  • a list of what is missing for measurement
  • a draft campaign structure organised by development
  • an honest answer if you need to start with measurement rather than advertising

Timeline: 3–5 working days

Why is it free

Advertising new-build property without call measurement is spending blind. That takes a few days to check, and we do not want to charge for launching campaigns whose result nobody will see.

What's next

You receive the list and the draft structure. What happens next is your decision — the document stays with you.

Short form: your contact and site URL

  • Contract, act and 30-day warranty

Every project gets a written contract: scope, deadlines, amount, acceptance procedure. After delivery — act and invoice, then 30 calendar days of warranty.

  • Sole proprietor & bank transfer

The contractor is a registered sole proprietor. Payment by invoice with closing documents.

  • Rights & access — yours

Code, design and materials transfer to you after full payment. Domain, hosting, repository and analytics are registered to you.

  • Client portal instead of email chains

During the project you get access to a portal: contracts, invoices, acts and project status in one place.

  • European clients

Among our work — projects for Norway, Bulgaria, Moldova and Spain.

  • Verifiable numbers

Every case in the portfolio comes with a link to a live site and a technical measurement.

  • Audit first, then pricing

There is no price list on the site intentionally: the scope of the same work differs multiples between clients.

  • We say "no" when unsure

If the task isn't ours or the deadline is unrealistic — we tell you upfront.

What affects the price

Why two seemingly identical tasks are priced differently

  • Number of developments and phasesEach development is its own campaign, its own queries and its own budget. Five phases with different completion dates mean five separate stories.
  • State of measurementIf calls are already measured and enquiries reach a system, we build on that. If not, it has to be set up first.
  • Where campaigns leadFinished development pages with floor plans and prices are one story. A single homepage for everything is another, and it performs worse on the same budget.
  • Competition in the districtClick prices in this niche are high everywhere, but in districts under active construction they are higher still, because everyone competes for the same queries.
  • Depth of reportingCost per enquiry is simple to calculate. Proving the path to a viewing and a contract is work with your system, not only with the ad account.
  • Management after launchLaunch and monthly management are separate agreements. In this niche management matters more: queries shift as construction progresses.

Tasks and results in numbers — all metrics measured by us

a sample of 4 Ukrainian websites in the property niche

Task
Find out the real state of websites in the property niche rather than the state their owners describe: the technical base, measurement and site size.
Solution
External measurement without access to anyone's admin panel: first response time as the median of several probes, catalogue size from the sitemap with duplicate URLs removed, analytics tags in the homepage HTML, PHP version from the headers, hreflang, TLS, robots.txt and the canonical URL.
Result
Measured 2026-08-08: 4 Ukrainian property websites checked. 4 of 4 have no local business markup; 3 of 4 have no structured data; 3 of 4 have no breadcrumb markup; 1 of 4 has no canonical URL on the homepage. Median first response 285.2 ms, median sitemap 41,996 URLs.

a wholesale building materials store (B2B)

Task
Wholesale building materials in Kyiv: a catalogue of thousands of items, wholesale prices by customer tier, calculation by pallets and volume, fast repeat ordering for regular clients. The main requirement was catalogue speed across a large assortment.
Solution
An OpenCart store (PHP/MySQL/JavaScript). Payment: WayForPay, bank transfer against an invoice and cash; delivery by Nova Poshta and self-collection. Google Tag Manager (GTM-KLKK299), GA4 (G-DR6CCN9R5B) and Google Ads remarketing (AW-10933820071) connected, with view_item_list events and google_business_vertical=retail. Two language versions uk/ru, mobile viewport, contact via Telegram and Viber.
Result
As of 31.07.2026 the store is running (HTTP 200, HTTPS) with a catalogue of 3,145 products — counted page by page through OpenCart search (32 pages of 100 items, 45 on the last). First server response 547 ms, full HTML load 686 ms at 212 KB.

Process steps

Transparent stages with approval at every step

Total duration:10–30 days

  1. Measurement review

    3–5 working days

We check whether calls and enquiries will be visible. If not, that becomes the first task — we do not advertise blind.

  2. Agreeing what counts

    1–2 working days

Before launch we fix what counts as an enquiry: a call longer than a minute, a viewing request, a floor plan request. Otherwise the first report turns into an argument.

  3. Campaign structure

    3–6 working days

We split queries by intent and by development and collect negative keywords for rentals and resale. In this niche negatives save the most.

  4. Launch

    2–5 working days

We start on a limited budget and watch the real queries the ads appeared for. The first week is mostly cleaning.

  5. Returning to viewers

    2–4 working days

We set up advertising to people who already looked at a development. With a six-month cycle one touch is almost never enough.

  6. Reporting by development

    2–4 working days

We produce a report where cost per enquiry is visible for each development separately. Monthly management continues under a separate agreement.

What we need from you

We can't start without this — best to prepare in advance

  1. a list of developments, phases and completion dates
  2. price ranges you are willing to state publicly
  3. whether calls are measured and where they go
  4. who handles enquiries and how quickly they call back
  5. what you consider an enquiry worth paying for

FAQ

Most frequently asked questions — with concrete answers

How many apartments will we sell?

We do not know and we do not promise. Months pass between the click and the contract in this niche, and everything affects the decision: price, district, bank, family, exchange rate. Advertising is responsible for getting a person who is already looking for an apartment to reach you and pick up the phone. After that your sales team works, and we have no influence on it.

Why do you insist on measuring calls?

Because in property only a handful fill in a form while almost everyone phones. If calls are not measured, the reports show a few enquiries against a large budget — and advertising looks like a failure even when it is bringing people to viewings. This is the most common reason developers conclude paid search does not work.

Should we show prices on the site?

That is your decision, and it changes the character of the enquiries. Without prices there will be noticeably more of them, but half will drop off on the first call once they hear the range — meaning you pay for clicks and your manager's time. With prices there are fewer enquiries, and they come from people for whom the sum is acceptable.

What about people looking to rent?

That is the most expensive waste in this niche. Rental and resale queries look like yours in wording and are entirely different in intent. Negative keywords save more here than any bid optimisation, and we collect them monthly rather than once at the start.

Can we advertise while the site is weak?

You can, but it is expensive. Our external measurement of sites in this niche shows the technical base there is mostly poor, and advertising to a weak page means paying for clicks that do not turn into calls. We say so at the review and suggest starting with a landing page rather than a budget.

How much does an enquiry cost?

We do not name it in advance — it depends on the district, competition and your price per square metre. What we do instead: agree before launch on what counts as an enquiry and show its cost for each development separately. Then within the first month you see your own figure, not somebody else's average.

How long does launch take?

From 10 to 30 working days. The campaigns themselves go together quickly; the time goes into call measurement and passing enquiries into your system. If none of that exists, it is what actually sets the timeline, and we advise against skipping that stage.

Do you manage campaigns afterwards?

Yes, but that is a separate monthly agreement rather than part of the launch. In this niche management matters more than launch: queries shift as construction progresses, and a campaign nobody touches starts spending the budget in the wrong places within a quarter.

  • We work under a contract

There is no price list on the site on purpose: the same work differs several times over between two clients, and a “from” figure explains nothing in that case. First a free audit — we count your pages, duplicates and speed — then we name the sum and the deadline and fix both in the contract.
